Good morning Ankeny! Although it may be America’s most hated candy (not my opinion. There are real surveys), candy corn is one of the best-selling Halloween candy. So if you’re giving it out this year, don’t let anyone make you feel bad. Everyone else is, too, whether they admit it or not.

In today’s digest:

  • Marlow 35 Project

  • Ballin’ On A Budget

Lets get started.

Silver Is Up 402% Since 2020. Gold, 186%

Silver has more than doubled gold's return since March 2020, even after a 53% correction from its January peak.

Our research team sees a familiar pattern. Silver's returns more than doubled gold's from 1974 to 1987. After the financial crisis, silver beat gold five-fold in three years.

The reason is size. In 2025, investors put about $15.6 billion into physical silver and silver ETFs, against $111.2 billion for gold. Small inflows move silver hard.

Silver is also in its sixth straight annual supply deficit. The Ultimate Silver Playbook explains what the team expects next. It's free.

📰CIVIL NEWS

Marlow 35 Breaks Ground This Fall

Construction is officially getting underway on Marlow 35, Hubbell Realty’s 200-unit rental townhome community on Ankeny’s northeast side. The 16-acre development at the corner of NE Delaware Avenue and NE Ninth Street will include one and two-story townhomes, a pool, clubhouse, fitness center, dog park, and rentable garages — all for an estimated $46.8 million. With Ankeny’s multifamily vacancy rate sitting at 5.3% and the population up more than 14% over the past five years, the demand is real. Completion is expected in early 2028.

28 Years Running

Ankeny’s city budget just won a national award for the 28th consecutive year. The Government Finance Officers Association recognized the city with its Distinguished Budget Presentation Award for the FY 2027 budget — an honor that requires meeting national standards for how well a budget serves as a policy document, financial plan, operations guide, and public communication tool. This year the city also picked up special recognition for its use of graphics that make the budget easier for residents to actually understand. Twenty-eight straight years is the kind of quiet, consistent excellence that doesn’t make headlines but absolutely should.
